What is the minimum down payment needed for a home?

A minimum down payment of 5% is required to purchase a home, subject to maximum price restrictions. Any purchase price in excess of $500,000 requires a minimum of 10% as a down payment. Furthermore, any mortgages with less than 25% down must have mortgage loan insurance.

When should I start the mortgage process?

The best time to look for a mortgage is before you look for a house. This enables you to determine the amount of money you can borrow and how much house you can afford.

What is a pre-approved mortgage?

A pre-approved mortgage provides an interest rate guarantee from a lender for a specified period of time (usually 60-90 days) and for a set amount of money. The pre-approval is calculated based on information provided by you and is generally subject to certain conditions being met before the mortgage is finalized. Conditions would usually be things like written employment and income confirmation, and down payment from your own resources. In summary, a pre-approved mortgage is one of the first steps a home buyer should take before beginning the buying process.

Can I make changes?

Yes! But it depends on the stage of construction that your home is in. We have a New Home Planner that will work with you from the time you decide an Avalon home is the home for you until the day you move in, making your home exactly what you are looking for.

How much are condo fees and what do they pay for?

Condo fees start at $157/month at our Savanna townhome project and go up from there, depending on the home you choose. They cover:

  • Snow removal
  • Lawn care
  • Landscaping
  • Insurance on the building
  • Replacement of the windows, doors, siding, roof, etc.
  • Parking
  • Street light power

Condo fees make it possible for you to live maintenance free and keep your community beautiful and maintained in the short and long-term. While you live your life and do the things you actually want to do, your condo fees take care of all those tedious and strenuous tasks you don’t want to deal with (like getting up before the sun rises to shovel snow!)

Condo fees vary from project to project.

I’ve seen townhomes offered without condo fees. What’s the difference?

Not only do those townhomes make you deal with your own outdoor maintenance, but you don’t have the protection and insurance that comes with condo fees. This is especially important when living in a multi-family home. You might get lucky, but sometimes it is better to be safe than sorry. For example, when the roof needs to be replaced, condo fees take care of the maintenance, insurance if required, and make it possible for you to avoid potential disputes with your neighbour.

Does the condo association take care of everything related to my new townhome?

No – the condo association only takes care of the items that are covered by your condo fees. You may choose to become a member of the condo board of directors, and become part of the decision making process. They are in charge of maintaining your community and make the decisions that will continue to keep the value of your home now and into the future.

Can I visit my new home during construction?

Yes – with our New Home Planner or with your Sales Representative. Just make a scheduled appointment and you can see your home at every step of the construction process.

What type of warranty do you offer?

Alberta New Home Warranty Program (ANHWP) – which includes a 1, 2, 5, and 10 year service program. But it doesn’t end there for Avalon. Our service program is not formal or in writing, but we promise to take care of our homeowners.

What happens at the final walkthrough?

  • Orientation o the mechanical systems in the home – we teach you how to use your home and how to operate your home efficiently
  • Walkthrough of the home to note any deficiencies that will be taken care of prior to possession
  • Demonstration of common maintenance items, such as adjusting doors sills
  • Tour of your new home!

What after sales service do you provide?

30 days, 6 months, and 1 year service appointments, or any time you reach out to us.
